Pressure washing and exterior cleaning are among the most regular purchases an HOA or condo association makes. Roofs, building walls, sidewalks, curbs, pool decks, entry monuments, perimeter walls and parking garages all have to be kept clean, and in most communities the work is bought by the association rather than by individual owners. The contract is approved by the board of directors. This page explains how that buying decision is made and how many Florida and Texas boards can be reached.
What Associations Buy
A typical association contract covers the common elements the community is responsible for. Depending on the property, that can include:
- Roofs and building exteriors at condominiums and townhome communities where the association maintains the structures
- Sidewalks, curbs and driveways in common areas, often on a recurring schedule
- Pool decks, clubhouses and amenity areas
- Entry monuments, perimeter walls and fences, which are the first thing residents and buyers see
- Parking garages and stairwells at mid-rise and high-rise condominiums
- Surface preparation ahead of exterior painting, sealing or waterproofing projects
Recurring cleaning is usually bought as an annual or seasonal contract, while roof cleaning and pre-paint washing are more often bid as one-time projects.
Why Florida Boards Keep Buying
Florida’s heat and humidity speed up the growth of mold, mildew and algae on roofs, walls and walkways, so exterior cleaning is a recurring line item rather than a one-time project. Appearance standards in a community’s governing documents also put pressure on the board to keep common areas clean.
Condominium painting cycles add a second source of work. Under Fla. Stat. 718.112(2)(g), a condo building of three or more habitable stories needs a structural integrity reserve study that covers waterproofing and exterior painting, among other items. Those components are planned and funded on a schedule, and an exterior painting or waterproofing project normally starts with the surfaces being cleaned. See the reserve study page for more on the requirement.
Who Makes the Decision
At a professionally managed association, the community manager usually gathers bids and brings a recommendation to the board, which votes on the contract. At a self-managed association, the board handles the whole process directly, so board members are the first and only point of contact. Self-managed communities are listed by county on the Florida and Texas self-managed pages.
How Many Boards Can Be Reached?
The figures below were taken from the HOA Contact Lists database on October 7, 2026. Only associations with at least one current, verified board member contact are counted.
| Associations | Board contacts | 50+ units | 100+ units | |
|---|---|---|---|---|
| Florida HOAs | 27,424 | 112,491 | 15,266 | 10,208 |
| Florida condo associations | 22,638 | 91,035 | 8,961 | 4,984 |
| Texas HOAs and POAs | 16,482 | 44,541 | 6,610 | 4,672 |
| Texas condo associations | 7,428 | 15,412 | 1,040 | 602 |
Across both states, 31,877 associations with 50 or more units carry 131,424 current board contacts. Larger communities have more pavement, more buildings and bigger amenity areas, so a 50-unit or 100-unit floor is a practical way to focus a list on contracts worth bidding.
Where the Larger Florida Associations Are

Southeast Florida leads, with Miami-Dade, Palm Beach and Broward each holding more than 2,000 associations of 50 or more units. Orange, Hillsborough, Lee and Pinellas follow.

In Texas the work is concentrated in the Houston, Dallas-Fort Worth, Austin and San Antonio metro areas, where master-planned communities maintain long stretches of entry walls, sidewalks and amenity centers.
How Lists Are Built for Pressure Washing Companies
- Association type. Condo associations for building and roof washing; HOAs and POAs for sidewalks, walls, monuments and amenity areas.
- Unit floor. 50 or 100 units and up, to focus on larger common areas and multi-building properties.
- Service area. Counties, cities or ZIP codes that match the routes a crew can cover.
- Board roles. Presidents first, since contracts are signed at the board level, with other officers added for reach.
What a signed association contract could be worth, once connect and win rates are factored in, can be estimated with the free HOA Vendor Revenue Calculator.
