What Every Record Contains

Each record identifies a named individual who serves on an association board, and the association they serve. Fields marked optional are populated where a verified value exists and left blank where one does not.

Values above are masked for illustration. Board members are individuals, so records are sold per contact rather than in bulk lists, and a record is withheld entirely rather than published with a guessed email or phone number.

How the Data Is Compiled and Verified

Every record originates in a public record. Nothing is scraped from social media or purchased from consumer data brokers.

  • State corporate filings — the Florida Division of Corporations and the Texas Secretary of State, which list officers and directors for associations organized as nonprofit corporations.
  • County property appraiser and tax roll records — used to confirm the community a board member actually governs, and to establish unit counts and assessed values.
  • Recorded association documents — declarations and, in Texas, management certificates recorded under Texas Property Code §209.004.

Verification standard. A contact is matched on name and address against property records before it is published. Where sources disagree, or where a match cannot be confirmed, the field is left blank rather than filled with a best guess — a blank costs you nothing, a wrong email costs you a send.

Update cadence. Each state is re-pulled from source records on a quarterly cycle. Corrections, removals, and newly filed associations are applied continuously between refreshes.
