HOA Contact Lists Data Cited in The Real Deal’s Post-Surfside Condo Coverage

Data from HOA Contact Lists was cited by The Real Deal in its October 7, 2026 report on Florida’s post-Surfside condominium laws. The article, “A minefield for the unwary”: Florida condo owners adapt to post-Surfside laws, was written by Katherine Kallergis and looks at how condo owners and boards are handling the milestone inspection and structural integrity reserve study requirements that followed the 2021 collapse of Champlain Towers South.

What the Article Reported

Statewide building counts were drawn from HOA Contact Lists data. The figures reported in the article include:

  • At least 3,839 Florida condo buildings fall under the state’s 2022 condo safety law.
  • Nearly 1,200 of those buildings are in Miami-Dade, 780 are in Broward and 447 are in Palm Beach.
  • Nearly 750 buildings statewide are marked as likely past due on compliance.
  • Of the 747 buildings that have likely not completed their milestone inspections, 465 have no professional management company on record.

The article also noted that the data is a strong indicator but is not official, since each municipality tracks compliance differently. Final determinations are made by local building officials.

Why the Self-Managed Number Matters

At a managed association, an engineer or reserve study firm usually works through a community association manager. At the 465 self-managed buildings, no manager is on record, so inspection and repair decisions are made directly by the volunteer board. For engineering firms, reserve study providers, restoration contractors and condo attorneys, that means the board members themselves are the people to reach.

Many of these are small buildings. The article reported that 241 of the self-managed buildings have fewer than 50 units and 159 have fewer than 30, which is the kind of association that is easy to miss with lists built only from management company rosters.
